Window Sash Repairs

Window sashes must be regularly checked for mold, mildew, and damage. By catching these problems early you can save money on future repairs.

The sash is the internal framing that moves vertically up or down in windows that open. This article will teach you how to do simple sash repairs.

Weather Stripping

Wooden window sashes can add an elegant appearance to your home. They are also sturdy and will last for many years if they are properly maintained. However, they can become damaged or degraded as time passes due to exposure to elements and wear and tear. The first step in sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's loose or worn out, it can lead to drafts and other problems. Begin by identifying the window brand and the glass manufacturer's date (etched on the corner of the glass, or the aluminum spacers between panes). Then, remove the sash and mark its height and width so that you can locate replacement weather stripping to match.

Then, you can remove the sash from its holder, and place it on a flat surface to allow you to access all four sides. If your sash is double glazed repairs-hung, you'll have to take off the weights and their ropes, which should have fallen into the intended pocket in the jamb liner. After removing the sash using the utility knife, take off the weather stripping from the old sash by hand or with a putty blade.

After the sash has been cleared it is time to replace the parting stops. They are long pieces of wood that divide the two sashes. Pam prefers to replace them with standard 1/2-inch-by 3/4-inch window trim from the lumberyard, but you can also replace them with a piece of scrap wood.

After removing the parting stop and cutting it to length after which, apply a thin layer of glazing compound to the bottom of the sash. Smooth it out using your putty knife, then let it dry for a minimum of a day. When it's completely dried, apply a top coat of acrylic latex paint. This coating will protect the putty and give your sash a new look.

Sash Hardware

The hardware that holds the window sashes may wear out over time and with use. This can result in windows or doors that is difficult to open or close. The good news is that repairing window and replacing this hardware is usually quite simple and inexpensive. If a sash isn't easy to operate you can try spraying some lubrication into the jamb channel and then open it to see if it resolves the issue. If the issue persists, it is most likely that the sash balance is off. It is necessary remove the window sash in order to get access to this part of the hardware.

Sashes for windows should be able to be able to open and close with minimal effort. However, this may be a challenge if the weights have been worn out or the sash-to rail connecting rail isn't coated. This issue can be caused by a number of reasons, such as the lack of maintenance or the wrong weight rating for the particular sash.

If the hinge arms of a window are starting to slide, this could cause the sash to drag and eventually hit the frame in the corner that's directly opposite the hinge arm (Photo 1). To make these sash repairs it is important to have all of the necessary tools in place before you begin. Begin by marking the position of the hinge channel on the frame with pencil (Photo 1). This will help you to put the channel in the proper place when you are finished. Remove the sash, and then remove the hardware, including the parting beads (Photo 2) and the cords or chains which hold it in place. Heat gun with nozzle shield and a medium setting will soften any putty that has been hardened. Remove the old sash and put it in a bag that is labeled.

Sash Weights

Sash weights can be replaced to improve the performance of your window sash and decrease energy costs. Sash weights are hefty lead or iron cylinders, which are enclosed in a concealed cavity and connected to the movable window sash using rope. They are counterbalancers which allows the window to be closed and opened without using mechanical or electrical devices. When they fail, sashweights are often ignored or disabled by homeowners.

A weight in a sash that has fallen out of the cavity is difficult to recover It is therefore important to locate a new one that fits properly. You will also require a new piece string, a length of sashcord and a few sashpulleys to secure the new weights to the cord.

Mortise and Tenon joints can be used to join old wood windows. Pin punch and hammer can be used to take out the wood pegs that hold the components together. The majority of these pegs have an enormous diameter on one side and a smaller size on the other side, so it is essential to remove the smaller-diameter sides first. Sashes made later in the century made use of glue instead of pegs and can be separated by cutting through the glue line using an instrument, and then tapping the mortised area loose using a mallet.

Over time, these cords can become damaged and make it impossible to raise windows. A new sash cable will give you the ability to raise and lower the sash and keep it in place when opened.

The first step in replacing cords for sash is to locate and remove the access panels within the jambs. They are usually fixed or screwed in and must be removed or moved. It may be possible to remove them with a hammer or chisel, but it is always better to lay out dust sheets before starting any work.

After the access panel has been removed, you can begin working on the sash. Use a flat bar or chisel, to pry the small parting beads from their grooves. They are usually wedged in or nailed but can be removed which is why it's worth your time here. If the Sash window repair remains in place, break the mortise-and tenon joints with a screwdriver or hammer and then take out each wood peg. The sash should move freely now, but it may need some lubrication in order to feel less stiff.

With the sash open Take a measurement of the sash chain to reach from the pulley at the top of the jamb to the sash slot at the bottom. Cut the chain or cord and fix it using the previous step. You can use a hammer and screws or nails, but nails are less likely to cause damage.

If you haven't purchased an upgrade kit to replace the old counterbalance system it's best to keep the original weights for balancing in place. They are not expensive and simple to install if you purchase them from salvage shops for architectural use. Based on the size of your window one or two sashweights could be needed to keep it in an open position.
